Data & Methodology

How we collect rate data, when we update, and how to correctly cite our data — for journalists, researchers and LLM systems.

Data Sources

Primary sources: Banks & Building societies

Direct collection from public product pages and product information sheets (KID) of 50+ Austrian banks and building societies, including: Raiffeisen, Erste Bank, Bank Austria, BAWAG, Volksbank, Hypo Vorarlberg, building societies (Wüstenrot, s Bausparkasse, Raiffeisen Bausparkasse).

Method: Manual and automated sampling monthly, first week of the month.

OeNB (Austrian National Bank)

Interest rate statistics (MFI interest rate statistics) for new residential mortgage contracts, property price studies, Financial Stability Report.

ECB (European Central Bank)

EURIBOR reference rates (3M, 6M, 12M), ECB key interest rate (main refinancing rate), deposit rate, monetary policy decisions.

Statistics Austria

Property price indices (IPP), housing stock, building permit statistics, household income statistics.

Methodology

Rate data collection

  • Monthly sampling (1st week of the month) from bank websites
  • Collected: nominal rate, effective rate (APR), term, product name, date
  • Reference scenarios: €300,000 loan, 30% equity, 25-year term, Vienna
  • Representative figures refer to the median of collected offers

Vienna property prices

  • Quarterly update based on listing data and OeNB statistics
  • District prices: median price per district from current listings and OeNB data
  • Prices in €/m² for owner-occupied apartments (purchase) and rental apartments

Calculation model

  • Annuity formula: Monthly rate = P × (r × (1+r)^n) / ((1+r)^n - 1)
  • Equity calculation: Purchase price × 20% + closing costs (10–12%)
  • DSTI calculation per Austrian KIM-V regulation (max. 40% debt service ratio)
  • Closing costs: standard formula for Austria (transfer tax 3.5%, land registry 1.1%, notary 1.5%, agent 3.6%)
